The 1st week of March my wife discovered a listing that we had been looking for almost three and a half years to escape the life that originally appeared to be ideal. The listed property fit us to a tee. We arranged a meeting with a real estate agent in order to possibly list our condo for sale. The broker and an agent showed up and their lack of confidence left us unimpressed. In conversations with Bill Parke, a friend suggested that we contact a real estate agent by the name of Scott Wermie with Century 21. We contacted Scott and had a meeting with him at our condo. Scott was as much impressed with the condo together with its location. Scott had studied the area's market availability as well as others near our condo that would be on the market at the same time. Scott explained how others had not included the added value of the condos location. Scott also suggested that we raise the listing price some $25 thousand over the previous brokers suggested listing price. We were so impressed with Scott’s first and only presentation, so we signed right then and there. We were due to leave for the States as our granddaughter’s spring break was coming up. We signed a Power Of Attorney over to Scott and Century 21 not only to sell our condo, but to also represent us in the purchase of the home that we wanted. I delivered all of the relevant documents necessary in which to sell and purchase the home that we so desired. We left Mexico on a Saturday morning driving to the States. Shortly after we entered Texas, Scott sent us a link to his YouTube video of the outside of our condo. In the video he explained in the video that we had returned to the States and there would be an open house the following Sunday. He reported large numbers of viewers for the first day, but no contract. Tuesday mid-morning and the news of an offer for just under the listed price had been signed accompanied with a deposit. Scott emailed copies of the offer and we accepted the offer.
While we were waiting for the closing day I asked Scott about RFC and capital gains exemptions. He explained although my wife and I each had RFC numbers, what we didn’t have was our RFC on our CFE bill. He told me that his partner, Alicia, had taken all of the necessary paperwork to CFE for the addition of our RFC number on our upcoming CFE bill.
Now, the gamble for me was selling our house prior to having an accepted offer on the home that we wanted to buy and move into. This was the agonizing part of being totally out of control. The day of closing came and as soon as the closing had taken place, Scott placed an offer for the home that we wanted. We immediately wire transferred the deposit with our offer. The offer was accepted. We returned from the States just days prior to the close. Claudia Vázquez was the closer for Century 21. She was very patient with my continuous questions leading up to the close. During the close she correctly identified several critical issues that were incorporated into our deed. The closing came off without an issue. We are ever so grateful to Scott, Alicia, Claudia and Century 21 for the incredible foresight and team work that made our dreams come true.

My wife and I purchased a home in the Lake Chapala area, Jalisco from Century 21 AccessMex in December 2022. The sales agent was Jose Orozco. The sale closed on schedule to the day. The support from Jose Orozco and Century 21 was superior and professional. Jose went out of his way to make sure documents were completed on time in a very challenging environment in Mexico where regulations seem to change sometimes daily. We can highly recommend both Century 21 AccessMex and Jose Orozco.

Jose Orozco was a pleasure to work with. He was always courteous, professional, returned phone calls right away, answered all of my questions and concerns, was familiar with the Villas Lomas' community, and was very good about following up with me regarding the details of showings.
Jose is especially knowledgeable in critical areas: finances, tax implications and bottom-line numbers. That was re-assuring and made a big difference in my decision-making process.
Muchas gracias Jose!
My name is John Albert Urrere.
During the past 14 years, 1 have been through the process of liquidation of 3 lots and a home in Chapala Haciendas.
My father passed away in June of 2008. Ever since his death,
I had extreme difficulty in just the transfer of ownership of my parents to me.
Having gane through 3 attorneys and 2 Notarios, the day befare departure
back to California, my mother and I stopped by your office.
Outside, 1 met far the first time, Jase Orozco Tapate, and later Adrianna Diaz Rivas, his wife. From that day, He and Adrianna helped me through every difficulty with the past mistakes that were made on those properties and possible future problems if not solved.
I cannot emphasize enough, THEY WENT THROUGH EVERYTHING! THEY DIO METICULOUS WORK!
As a result, the buyers have a clean title of ownership of their property and that Century 21 AccessMex is held in high regard and respect.
Therefore, 1 highly recommend Jase and Adrianna as the best professionals in Real Estate.

Everyone at Century 21 did a great job for us in buying our home in Ajijic. We were glad to have the opportunity to meet so many of the staff. We are happy to provide the following testimonial for your website.
In January this year Alix Wilson, Sales Associate, at Century 21 helped us locate a very special home in Ajijic. We had been looking at many houses in the neighborhoods in the Lake Chapala area over the past several years and just had not found the right house.
When we met Alix in January and described the kind of house we were looking for she was able to show us the house that perfectly matched our needs very shortly after we met. We were so excited about the house and made an offer the next day. Throughout the purchase process all the Century 21 staff that we met were very friendly, helpful, knowledgeable and professional. This is the first Mexican property that we have purchased and the Century 21 staff helped us through all the steps needed to make the purchase with confidence. The entire process went smoothly with no complications. We can highly recommend Century 21 and especially Alix Wilson to anyone who is looking to purchase a Mexican property in the Lake Chapala area.

Professional, skillful and intensely loyal at looking out for your best interests is how I would describe Cristina Rojas´s team at Century21 AccessMex in Chapala. This is particularly important within the layered and nuanced Mexican marketplace so opaque the outsiders.
Upon the death of my father, in 2018/, I suddenly found myself with a house to renovate, market and sell. I turned to the group that he had relied upon for the last 25 years while living in Vista del Lago; Cristina Rojas and her team at Century21
In short order, Cristina and her staff:
- Toured the property and pitched the best approach for putting the house on the market
- Coached how much to renovate, what furniture to keep and what to clear away
- Helped to coordinate all the information required by my father´s attorney and Notary Public (key in Mexico).
- Analyzed and assisted my family in maintaining payment of household bills and expenses prior to the sale of the property
- Negotiated the terms of the required severance to be paid to household maid and gardener.
All of this in addition to what one normally expects of a good realtor; setting a smart asking price for a property then acting as skillful intermediary in negotiations with prospective buyers.
After five months of renovations, we received three offers in the first month the house was on the market; accepting the final one made in cash for more than our asking price. My family and I were thrilled and felt deep gratitude for not only what they did on our behalf but what they did with such patience, grace and good humor.
Selling a house is always somewhat of an ordeal. Selling one 1,800 miles from where you live and in Mexico is incredibly daunting! The professionals at Century21 in Chapala became my best advocates and mentors through it all, and I could not recommend them more highly.
