The 1st week of March my wife discovered a listing that we had been looking for almost three and a half years to escape the life that originally appeared to be ideal. The listed property fit us to a tee. We arranged a meeting with a real estate agent in order to possibly list our condo for sale. The broker and an agent showed up and their lack of confidence left us unimpressed. In conversations with Bill Parke, a friend suggested that we contact a real estate agent by the name of Scott Wermie with Century 21. We contacted Scott and had a meeting with him at our condo. Scott was as much impressed with the condo together with its location. Scott had studied the area's market availability as well as others near our condo that would be on the market at the same time. Scott explained how others had not included the added value of the condos location. Scott also suggested that we raise the listing price some $25 thousand over the previous brokers suggested listing price. We were so impressed with Scott’s first and only presentation, so we signed right then and there. We were due to leave for the States as our granddaughter’s spring break was coming up. We signed a Power Of Attorney over to Scott and Century 21 not only to sell our condo, but to also represent us in the purchase of the home that we wanted. I delivered all of the relevant documents necessary in which to sell and purchase the home that we so desired. We left Mexico on a Saturday morning driving to the States. Shortly after we entered Texas, Scott sent us a link to his YouTube video of the outside of our condo. In the video he explained in the video that we had returned to the States and there would be an open house the following Sunday. He reported large numbers of viewers for the first day, but no contract. Tuesday mid-morning and the news of an offer for just under the listed price had been signed accompanied with a deposit. Scott emailed copies of the offer and we accepted the offer.
While we were waiting for the closing day I asked Scott about RFC and capital gains exemptions. He explained although my wife and I each had RFC numbers, what we didn’t have was our RFC on our CFE bill. He told me that his partner, Alicia, had taken all of the necessary paperwork to CFE for the addition of our RFC number on our upcoming CFE bill.
Now, the gamble for me was selling our house prior to having an accepted offer on the home that we wanted to buy and move into. This was the agonizing part of being totally out of control. The day of closing came and as soon as the closing had taken place, Scott placed an offer for the home that we wanted.We immediately wire transferred the deposit with our offer. The offer was accepted. We returned from the States just days prior to the close. Claudia Vázquez was the closer for Century 21. She was very patient with my continuous questions leading up to the close. During the close she correctly identified several critical issues that were incorporated into our deed. The closing came off without an issue. We are ever so grateful to Scott, Alicia, Claudia and Century 21 for the incredible foresight and team work that made our dreams come true.
